In order to provide much needed transitional housing for youth enrolled in the Youth Employment Partnership’s (YEP) job training programs, YEP engaged us to renovate and restore this 1920’s historic structure that had undergone subsequent changes into a 30-bed dorm. Historic elements restored included the original clay time flooring in two entrances, fireplace surround, an original painted ceiling in the partial third level, and the uncovering of all original wood floors. Changes included: moving the kitchen and dining areas, creating a new entry lobby area, creating smaller single and double occupancy rooms, adding a stairway and new accessible entrance, all new mechanical/electrical/plumbing systems, installation of electric baseboard heating with smart thermostats, insulating the exterior envelope with continuous insulation, and elastomeric paint on the exterior as the main line of storm water defense. To support this non-profit initiative, the all-in cost per bed was delivered at a highly efficient rate.
